Terms of use
These terms govern your use of this website and the services offered through it. By using the site you agree to them. If you do not agree, please do not use the site.
1. Who we are
Lucero Commercial Group is the trade name under which two separately registered real estate brokerages operate, one in each province we serve. When you deal with us, you deal with the brokerage registered in the province where the property is located:

Nothing about one brokerage should be taken to apply to the other. Each is responsible only for the services it provides in its own province.
2. What this site is, and is not
This site presents our practice, the listings we are marketing, buyer mandates we are working, and our market commentary. It is information, not advice. Nothing on it is an offer capable of acceptance, a valuation, a legal, tax, financial, engineering or environmental opinion, or a recommendation to buy, sell, lease or finance any property. Decisions about real estate should be made with your own professional advisers.
Listing information is obtained from sources we believe reliable, including property owners and third-party data feeds, but we do not verify it independently and do not warrant its accuracy or completeness. Sizes, prices, zoning, income figures, dates and availability may change without notice, and errors and omissions are excepted. Confirm anything you intend to rely on before you rely on it.
This site is not intended to solicit buyers, sellers, landlords or tenants who are already under contract with another brokerage.
3. Using the site
You agree not to:
- use the site for any unlawful purpose or in breach of these terms;
- submit information that is false, that you are not entitled to give, or that belongs to someone else without their authority;
- scrape, harvest or bulk-download listing data, contact details or content, or use automated means to access the site other than ordinary search-engine indexing;
- interfere with the site’s operation or security, or attempt to reach any part of it you have not been given access to.
4. Enquiries and submissions
Sending us an enquiry, submitting a property or submitting acquisition criteria does not create a client relationship, an agency relationship or any obligation on either side. A relationship with a brokerage is created only by a written representation or listing agreement. Until then we may be acting for other parties whose interests differ from yours, and information you send us is handled as described in our privacy policy.
5. Electronic signing
We offer confidentiality agreements, representation agreements, mutual releases and cancellation forms for signature on this site. By signing electronically you agree that:
- your typed or drawn signature is your signature, with the same effect as one made in ink, as provided by the Electronic Commerce Act, 2000 (Ontario) and the Electronic Transactions Act (Alberta);
- you consent to receiving the executed document, and notices about it, electronically at the email address you confirmed;
- we record the time your email address was confirmed, when you opened and reached the end of the document, when you signed, your IP address and your browser’s user-agent, and that this record is reproduced on a certificate attached to the executed copy;
- a signing link is for the person it was sent to. Do not forward it. If it reaches you in error, do not use it and tell us.
Some of these documents are standard forms of the Ontario Real Estate Association, reproduced under licence. Their terms are the terms of the document you sign, and nothing on this page changes them.
6. Client portal
The client portal is available by invitation to clients with an open engagement. Sign-in links are single-use and personal. Documents in the portal are confidential to the engagement they belong to; do not share them beyond the people entitled to see them. We record which documents are opened and when.
7. Insights and market commentary
Our articles and market reports express our views at the time of writing, based on sources we consider reliable. Markets move and views change. They are general commentary, not advice on any particular transaction, and we accept no responsibility for decisions made in reliance on them. Subscriptions are opt-in, confirmed by email, and every email carries a one-click unsubscribe.
8. Intellectual property
The text, photographs, graphics, reports and design of this site belong to us or to the people who licensed them to us. You may view and print pages for your own reference and share links to them. You may not otherwise copy, republish or use the content commercially without our written permission. Listing photographs and third-party data remain the property of their owners.
9. Links to other sites
Links to third-party sites are provided for convenience. We do not control them, do not endorse them and are not responsible for their content or their handling of your information.
10. Limitation of liability
The site is provided as is. To the fullest extent the law allows, we exclude all warranties about it and are not liable for any loss arising from your use of it or your reliance on anything in it, including indirect or consequential loss and loss of profit. Nothing in these terms limits liability that cannot be limited by law, or any duty we owe you under a written agreement or under real estate legislation in the province concerned.
11. Governing law
These terms are governed by the laws of the province in which the brokerage you are dealing with is registered, and the federal laws of Canada applicable there. Where no brokerage relationship exists, the laws of Ontario apply. The courts of that province have exclusive jurisdiction.
12. Changes
We may update these terms. The date at the top is the date of the current version, and continued use of the site after a change is acceptance of it.
