Industrial property management, from roof to truck court.

Warehouses, flex buildings, manufacturing plants and industrial yards, where roofs, docks, paving and fire protection carry the risk and net leases carry the income. Across Ontario and Alberta.

The Short Answer

What does industrial property management involve?

Industrial property management is mostly about the building’s heavy parts and its net leases: keeping roofs, docks, doors, yards and fire protection in working order, recovering operating costs and taxes from tenants correctly, and holding each tenant to its own obligations, so the building keeps its tenants and its value.

— 01

Roofs and building envelope

The roof is usually the largest single capital item in an industrial building, so it is inspected on a schedule, repaired early, and its replacement planned years ahead rather than discovered in a leak.

— 02

Docks, doors and yards

Dock levellers, overhead doors, truck courts and trailer parking take daily abuse, and a failed door or a potholed yard stops a tenant’s operation, so they are maintained on a cycle, not on complaint.

— 03

Fire protection and life safety

Sprinkler systems, fire alarms and their inspections are central to an industrial building’s insurance and a tenant’s right to store goods at height, so testing and certificates are tracked as closely as rent.

— 04

Net leases and recoveries

Most industrial leases are net, with tenants paying operating costs and taxes, so the work is in recovering every eligible dollar correctly and in holding each tenant to its own repair and maintenance obligations.

What We Manage

Every kind of industrial. Each with its own risks.

— 01

Single-Tenant Warehouses

Distribution and logistics buildings on net leases, where the tenant runs much of the building and the manager protects the owner’s asset: inspections, lease compliance, roof and paving.

— 02

Multi-Tenant & Flex

Multi-bay industrial and flex buildings with many smaller tenants, shared yards and common costs, where recoveries, turnover and unit readiness drive the income.

— 03

Manufacturing

Plants with heavy power, process water, cranes or specialized floors, managed with the tenant’s operations and the building’s capital needs both in view.

— 04

Outdoor Storage & Yards

Industrial outdoor storage and truck and trailer yards, where paving, drainage, lighting, fencing and security are most of what there is to manage.

Our Method

Large costs known before they arrive.

  1. 01

    Building and lease review

We walk the roof, docks, yard and fire protection, and read every lease for recovery rules, repair obligations, permitted uses and renewal dates.

  2. 02

    Capital and service plan

We set inspection cycles and contracts for each site, and build a forward plan for roof, paving and dock work so large costs are known before they arrive.

  3. 03

    Handover

Leases, deposits, vendor and service contracts, keys and records are transferred, and tenants are notified in writing with no gap in collections.

  4. 04

    Ongoing management

Rent, recoveries, inspections and reporting run on a fixed calendar, and each tenant is held to its own maintenance and insurance obligations.

How Fees Work

Priced on the property’s revenue, tiered by service.

The fee is based on the revenue the building produces and tiered by the level of service it needs, from lease and financial administration for a single-tenant net-leased warehouse to full-service management of a multi-tenant property. We quote after reviewing the rent roll and leases; contact us for details. See also our commercial property management service and our industrial and advanced manufacturing practice.

Questions

Industrial property management, answered.

What is industrial property management?

Industrial property management is running warehouses, flex buildings, manufacturing plants and industrial yards on the owner’s behalf: collecting rent and net-lease recoveries, administering leases, maintaining roofs, docks, doors, yards and fire protection, and planning capital work, so the buildings keep their tenants and their value.

Does a single-tenant industrial building on a net lease need a property manager?

Often less day to day, but still some. The tenant may run the building, yet the owner still needs the lease enforced, insurance and inspection certificates collected, recoveries and taxes checked, the roof and paving monitored, and capital work planned. Many owners choose a financial and lease administration tier for exactly that.

Who pays for a new roof in an industrial building?

The lease decides. Some leases make roof replacement the landlord’s capital cost, some let the landlord recover it from tenants, often spread over the roof’s useful life, and some put it on a single tenant. Knowing which applies before the roof fails is a large part of planning an industrial building’s capital budget.

How is environmental risk handled in an industrial building?

By knowing what each tenant does on site and making sure the lease covers it. The manager tracks permitted uses, hazardous materials and storage, the tenant’s insurance and its obligations at the end of the lease, and flags changes in use early. Environmental assessments and legal responsibility are matters for qualified consultants and the lease.

How much does industrial property management cost?

Our fees are based on the property’s revenue, tiered by the level of service the building needs, from financial and lease administration for a single-tenant net-leased building to full-service management of a multi-tenant property. We quote after reviewing the rent roll and leases. Contact us for details.

Do you handle snow clearing, landscaping and yard maintenance?

Yes. Snow and ice control, sweeping, line painting, landscaping and paving repairs are contracted and supervised for each site, with service levels set by how the yard is used, because a truck court that is not cleared stops the tenant’s business.

Do you manage industrial property in both Ontario and Alberta?

Yes. We manage single- and multi-tenant industrial, flex, manufacturing and outdoor storage property across Ontario and Alberta, from one building to a portfolio.
