Designated agency

You are your client’s agent, not the brokerage.

Lucero is a designated agency brokerage. When you take on a client, the brokerage designates you as their agent, and you owe them the agency duties personally. The brokerage’s role is to designate and supervise.

That means deals inside the firm work cleanly. Another Lucero associate can act for the other side of the same transaction, and each client keeps full representation. Client information stays with the designated agent.

It also means your clients are represented by you. If you ever move on, your clients decide what happens next, as our representation agreements set out.

What people ask first.

Is my application confidential?

Yes. Applications go to the broker alone, never to a shared inbox or anyone at your current brokerage. The confirmation email you receive is generic and does not mention a job application.

What are the splits?

Competitive with the commercial industry. We discuss them in the first conversation, in confidence, because the right structure depends on your practice.

Are there desk fees or other monthly charges?

No desk fees, and no franchise, transaction or technology fees.

What does designated agency mean for me?

Lucero is a designated agency brokerage. You are designated as your client’s agent and owe them the agency duties personally; the brokerage designates and supervises. Where a different Lucero associate is designated for the other side of the same deal, each client keeps full representation, provided each has signed the required designated agency agreement and the brokerage’s confidentiality policies are followed. If one licensee would act for both sides, the deal moves to transaction brokerage instead, which is facilitation rather than full representation.

What happens to my clients if I leave?

Representation agreements are made with the brokerage, not with you personally. If a designated agent leaves, the brokerage appoints another designated agent; the client can ask for a particular one, move to another brokerage, or end the representation. So the client has a real say, but the default is a replacement from us rather than the file following you.

Do I need an Alberta licence?

To trade in Alberta, yes. If you are licensed in another province, or not yet licensed, apply anyway and we will talk through the path.

Am I an employee?

No. Associates are licensed with the brokerage and work as independent contractors, which is the norm in Alberta real estate.

Can I be paid through my own corporation?

Yes. Alberta has no separate licence for a personal real estate corporation: RECA simply permits a brokerage to pay commission to one corporation in which the licensee owns at least 50% of the issued shares (Real Estate Act Rules s.50(c)(i)). You stay personally licensed and personally responsible for the work. We can refer you to a lawyer and an accountant to set the corporation up and advise on it — we do not give legal or tax advice, and whether incorporating leaves you better off depends on your own circumstances.
